Tennant Trouble Shooting Guide.
At Evolve realty Group, we recognise the importance of prompt maintenance for your property. Often, simple troubleshooting can resolve issues without the need for a tradesman to attend, or we can provide guidance for after-hours issues.
To assist our tenants, we’ve created this straightforward troubleshooting guide, potentially saving you money on unnecessary call-out fees and ensuring swift repairs by accurately identifying the problem’s details.
Below are common tenant issues to check before submitting a maintenance request.
Electrical / Appliance Problems
No Power: Verify if your neighbors have power or contact the power company. Reset the safety switch (power box) if needed.
Lights or PowerPoint not Working: Check the safety switch (power box) and replace light bulbs if necessary.
Stove / Oven not Working: Ensure electricity supply, circuit breaker (power box), and cooktop/oven isolation switch are functioning correctly.
Garage Remote not Working: Replace remote control batteries, ensure power to the motor, and check for obstructions.
Air Conditioning (Heating & Cooling):
Air conditioner Won’t Turn On:
Check power supply and remote-control batteries.
Attempt to turn the unit on manually.
Check the outside compressor unit is turned on.
Airconditioning Not Cooling: Ensure cooling mode is selected and the dust filter is clean.
Air conditioner Leaking: If water leakage occurs, switch it off and notify your property manager.
Smoke Detector / House Alarm: Replace low batteries or notify your property manager if the issue persists.
Solar Power: Notify your property manager of any issues with the inverter or solar panels.
Plumbing Problems:
No Hot Water: Ensure gas / electricity supply.
Check Pilot Light is On
Turn tap on side of hot water system. If water comes out instantly, the tank is full. If it’s hot, then there’s an issue with the tap system. If it’s cold, there’s an issue with the thermostat.
If water does not come out leave on until water comes out (that’s filling the tank).
Blocked Sink and Shower: Try using a drain cleaner (remove any build-up of foreign debris (hair etc) or contact your property manager for major blockages.
Tap will not Turn Off: If water is gushing, turn off the mains tap and call your property manager.
Irrigation not Turning On / Off or Leaking: Check the irrigation controller, valves, and follow instructions to turn off water supply in case of leaks.
If your issue remains unresolved after following these steps, please submit a maintenance request.
